Consumer Rights

Under the Consumer Rights Act 2015 (CRA) Section 83 we advise our fee structure as follows:

For landlords

Letting services

  • 75% of the first month’s rent, plus VAT (90% including VAT) as a one-off payment, deducted from the first month’s rent.

Property Management services

  • 10% plus VAT (12% including VAT) for our Fully Manage service package.
  • 7% plus VAT (8.4% including VAT) for our Find Collect service package.

For Tenants

There are no fees except for specific ‘permitted payments’ as outlined under the Tenant Fees Act 2019 for:

  • Holding deposits (capped at one weeks’ rent)
  • Security deposits (capped at five weeks’ rent)
  • Utility bills and council tax (if applicable)
  • Default fees including key loss and rent arrears
  • Changes to the tenancy agreement at the tenant’s specific request
  • Termination fees, that is, fees for leaving the tenancy early
